How does wintina work?

I have tried and tested six-stage process to ensure your dreams become a reality. Through a series of personal consultations, together we will work through your vision.
I will provide guidance and direction on whether to build or renovate, then work on designing the perfect sanctuary for you and your lifestyle.

Stage 1 Planning – The Most Important

To build or renovate?

  • How to best utilise your space or maximise your living area under your local council regulations?
  • Is it better to renovate or knock down and rebuild?
  • Do you need council approval to make the changes you desire?
  • Do you need structural changes or do you need to create additional space?
  • How much does each component cost? Councils, architects, designers, project managers, builders, materials…
  • Have you organised your finance for your project? Getting finance approved takes a significant amount of time and paperwork.

Planning is the most important element in the entire process, getting it right is the key to the success of your entire project and will save you a significant amount of time and money.

Stage 2 Design Your Sanctuary

Do it right from the start with wintina!

Your basic design and plans are required before you engage services from an architect, structural engineer, or builder.

Think you can design as you go? It is not recommended, it will cause delays in your project and increase costs. Changing your designs and renovations as you go is a costly exercise, so ensure you have a set plan before you start.

Stage 3 Find The Right Team

Finding the right team of experts is vital for your success.

You will need an architect, a structural engineer, a project manager, and a good reputable builder.

Do you know that builders do not build? They usually specialise in one or two trades and manage other trades for various aspects of the project. Find a builder with a good reputation and excellent management skills or a project manager to coordinate with all trades. Sometimes your architect can play that role too.

Ask around to get referrals. Word of mouth is usually your best option.

Stage 4 Monitoring The Progress

Regular visits to your property during the process to monitor the progress is crucial in avoiding nasty surprises and miscommunication and picking up on issues before they escalate. Communication with all relevant parties at all times will ensure the success of your project.

Stage 5 Obtaining Occupancy Certificate

At the end of the building process, get a certifier to inspect and verify that the project is done to meet the specification before an OC is issued, and final payment is released to the builder.

Stage 6 Final Touches/ Staging

PROJECT CONSULTATION
Our initial consultation is 45 minutes. This is the most important part of your project.

What do we deliver during the consultation visit?

A highly experienced builder will deliver his honest opinion of the best options for your project structure-wise, build or renovate, layout changes, and estimated cost of the options.

The designer delivers:

  • Recommendations of style for the property or space
  • Colour scheme suggestions for exterior/interior walls
  • Design ideas for your space from soft furnishing to flooring, tiles, lighting and major alterations
  • How to maximise your budget to get the best value for your project
Cost:
45 min consultation with a consultant/designer $750+gst, or plus a highly experienced builder $1000*+gst

*Note- within a 30-minute drive from Sydney CBD. Additional costs may apply for other locations, interstate or international destinations


DESIGN SERVICE

From concept to full details, the design scope is determined by your objectives, time frame and budget.

Cost:
Estimate will be quoted once scope is determined. The industry standard is 10% of your project cost, for an average designer. We, however, base our costing on time spent.
It is our goal to help you achieve your objective at the least cost and pain.

Please note, We do not project manage.
We have a network of builders or tradesmen we have worked with, and can offer guidance in choosing a builder right for your project.
